• EYI -IIBIT A <br /> CITY ENGINEER'S REPORT <br /> FOR <br /> FINAL TRACT MAP 7183 <br /> FINDINGS <br /> Pursuant to the provisions of Section 7 -1 -315 of the San Leandro Municipal Code, I have <br /> examined the Final Map for Tract 7183 and find that it is in substantial compliance with the <br /> approved Vesting Tentative Map, and that the developer has either satisfied or provided security <br /> for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br /> Code and the State Subdivision Map Act and Conditions of Approval for Vesting Tentative Map <br /> 7183 listed below. <br /> CONDITIONS OF APPROVAL <br /> 1 recommend the following Conditions of Approval for Vesting Tentative Tract Map 7183: <br /> A. GENERAL CONDITIONS: <br /> 1. Site Improvement Plans for all on -site improvements and street improvement plans for <br /> off -site improvements shall be prepared by a Registered Civil Engineer and approved by <br /> the City Engineer prior to approval of the Final Map. All improvements shall be <br /> designed and constructed in accordance with the City's Design Standards, Specifications <br /> and Standard Plans, unless otherwise specifically approved by the City Engineer. On -site <br /> and off -site improvements include, but are not limited to, the following: storm drainage, <br /> street improvements, utilities and landscaping; water mains and fire hydrants; sanitary <br /> sewer; utility undergrounding; and any other off -site improvements listed herein, and <br /> necessary for a complete and acceptable public improvement project. <br /> 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If the applicant/property owner fails <br /> to file a protest within this 90 -day period, complying with all of the requirements of <br /> Government Code Section 66020, they will be legally barred from later challenging any <br /> such fees, dedications, reservations or other exactions. <br /> 3. Prior to approval of the Final Map, the Subdivider shall submit for approval by the City <br /> Engineer, an estimate of the cost of all work and improvements to be performed, both <br /> within the public rights -of -way and the project boundaries. <br /> Page 1 of 5 <br />
