Transportation Administrator has determined that the DES!' for this development shall be <br /> Four Thousand Five Hundred dollars ($4,500). <br /> MINI PARKS, LANDSCAPING AND PERIMETER WALLS: <br /> I. The Subdivider shall pay Parkland -in -lieu fees in accordance with the Standards of <br /> Section 7 -1 -800, et seq. San Leandro Municipal Code. <br /> 2. Prior to approval of the Final Map, the Subdivider shall prepare a landscaping and <br /> irrigation plan for review and approval by Development Services and the Engineering <br /> and Transportation Department. The landscape plan shall include species, size quantities <br /> and location and shall incorporate the existing street trees along the project frontage. All <br /> landscaping shall be designed with efficient automatic irrigation practices to reduce <br /> runoff, promote surface infiltration and minimize the use of fertilizers and pesticides that <br /> can contribute to stormwater pollution. Landscaping and other surface features shall be <br /> located so as not to impair sight distance at driveways. <br /> 3. The Subdivider shall plant one 24 -inch box street tree per lot along the project frontage <br /> on Thornton Street and three 24 -inch box street trees on San Leandro Boulevard. The <br /> Subdivider has requested to remove two existing trees on Thornton Street. However, the <br /> Landscape Supervisor has determined that only the most easterly tree along Thornton <br /> Street could be removed and the other tree shall remain at its location. The Subdivider is <br /> required to take all necessary precautions to prevent damage to the root system of the tree <br /> to remain. Any existing trees to remain and all proposed trees shall be provided with <br /> City standard tree wells. The Subdivider shall also maintain all existing and proposed <br /> street trees in a healthy growing condition for a period not less than three years after <br /> planting. Street tree spacing and locations shall be approved by the City Engineer.
