I. SUMMARY OF SALIENT FACTORS AND CONDITIONS <br /> A. Assignment <br /> Detern ine the fair reuse value for the former San Leandro Corporation Yard site being conveyed <br /> by the Agency to the Developer, given the specific development agreed to in the proposed <br /> amended and restated disposition and development agreement (DDA) by and between the . <br /> Redevelopment Agency of the City of San Leandro (Agency) and Creekside Associates, LLC <br /> (Developer). <br /> B. Project <br /> The project ( "Project ") will consist of construction of a high quality, first -class office complex <br /> with three buildings to be developed in a single phase containing approximately 203,000 sq.ft. of <br /> Gross Building Area (GBA). The Project includes higher quality building design, materials and <br /> site amenities than otherwise would be constructed for a Class A office project at this location. <br /> The Project also includes a parking deck. The Project must conform to the development standards <br /> contained in the proposed Agreement. <br /> C. Site/LandArea <br /> The site ("Site ") to be conveyed is comprised of the former San Leandro Corporation Yard site, a <br /> parcel located at 960 San Leandro Boulevard totaling 279,269 sq.ft. (6.41 acres) in net usable land <br /> area currently owned by the Agency. <br /> The Agency will retain or deed the adjacent creekside property to the City. <br /> D. Location <br /> The Project is located at the northeast corner of San Leandro Boulevard and Davis Street in <br /> downtown San Leandro. The Site is in the San Leandro Plaza Redevelopment Project Area. <br /> E. Land Use Designation <br /> This analysis presumes that the land use designation under the Redevelopment Plan will permit <br /> • <br /> the development of the Project in accordance with the provisions of the DDA. <br /> F. Present Use <br /> The Site is the former site of the San Leandro Corporation Yard and is a vacant, unimproved lot. <br /> Keyser Marston Associates. Inc.
