1 1. SUMMARY OF THE PROPOSED AGREEMENT <br /> A. Description of the Site and the Proposed Project <br /> Site <br /> The Site is comprised of real property ("Site ") owned by the Agency, which will be conveyed to the <br /> Developer for the construction of a first - class, high quality office complex. <br /> The Site is identified as follows: <br /> • The former San Leandro Corporation Yard site at 960 San Leandro Boulevard, <br /> located on the northeast comer of San Leandro Boulevard and Davis Street in San <br /> Leandro. The land area being conveyed is 279,269 sq.ft. (6.41 acres). The parcel is <br /> currently vacant. <br /> ▪ The balance of the Corporation site will be retained by the Agency or deeded to the <br /> City. <br /> Developer <br /> The Developer is the Creekside Associates, LLC, a California limited liability company. <br /> Project <br /> The project ("Project") will consist of construction of a new, first -class office complex. The <br /> architectural features and building materials will be of a higher quality than would typically be <br /> found in a standard first class office complex in San Leandro. Core components of the Project <br /> include construction of the following: <br /> • Three 3- and 4 -story office buildings with approximately 203,000 sq.ft. of gross <br /> building area (GBA). Within the Project there will be approximately 194,000 sq.ft. <br /> of net rentable area (NRA) of office space plus common areas; <br /> • A ground -floor restaurant within the office complex, containing 2,700 sq.ft. of <br /> NRA; <br /> • A minimum of 636 parking spaces, of which 116 spaces are in a single parking deck <br /> of about 39,000 sq.ft.
