EXHIBIT A SCOPE OF SERVICES PROJECT DESCRIPTION The purpose of this project is to prepare an Engineering/Architecture Report that reviews the capability and cost of improvements to the Estudillo /Callan Garage. Improvements to be studied include parking expansion by adding a stories, architectural aesthetic improvements, public safety amenities and seismic retrofits required of the expanded garage. Related work was completed in the previous Sear Brown Group Seismic Retrofit Study. This study included: • Development of the seismic risk based on site specific earthquake intensity, ground motion, acceleration, velocity, and displacements; criteria is developed considering earthquake fault sources and site geology. • Development of the project and building earthquake performance criteria for earthquake(s) based on building vulnerability and retrofitted performance requirements. • Recommendation that a earthquake with a likely probability of occurrence within 50 years, the life of the building, be used with an elastic or limited damage performance criteria. A larger earthquake that has a chance of occurring once in 500 years is used with performance criteria of non - collapse. • Analysis of the existing structure and quantifying the actual demand, forces and stresses on the members and details that must resist the earthquake forces. The existing parking structure consists of a cast in place. post- tensioned concrete structure. The garage has entrances on Callan and Estudillo Streets with parking and circulation on the ramps. Earlier review of the garage identified the following deficiencies: 1) overstressed masonry shear walls in the north -south direction; 2) no lateral resistance in the east -west direction. This study will continue from the previous work by addressing the additional structural and architectural issues necessitated from expansion. The scope of work follows.
