EXHIBIT A <br /> SCOPE OF SERVICES <br /> PROJECT DESCRIPTION <br /> The purpose of this project is to prepare an Engineering/Architecture Report that reviews <br /> the capability and cost of improvements to the Estudillo /Callan Garage. Improvements to be <br /> studied include parking expansion by adding a stories, architectural aesthetic improvements, public <br /> safety amenities and seismic retrofits required of the expanded garage. <br /> Related work was completed in the previous Sear Brown Group Seismic Retrofit Study. <br /> This study included: <br /> • Development of the seismic risk based on site specific earthquake intensity, ground <br /> motion, acceleration, velocity, and displacements; criteria is developed considering <br /> earthquake fault sources and site geology. <br /> • Development of the project and building earthquake performance criteria for <br /> earthquake(s) based on building vulnerability and retrofitted performance requirements. <br /> • Recommendation that a earthquake with a likely probability of occurrence within 50 <br /> years, the life of the building, be used with an elastic or limited damage performance <br /> criteria. A larger earthquake that has a chance of occurring once in 500 years is used <br /> with performance criteria of non - collapse. <br /> • Analysis of the existing structure and quantifying the actual demand, forces and stresses <br /> on the members and details that must resist the earthquake forces. <br /> The existing parking structure consists of a cast in place. post- tensioned concrete structure. <br /> The garage has entrances on Callan and Estudillo Streets with parking and circulation on the ramps. <br /> Earlier review of the garage identified the following deficiencies: 1) overstressed masonry shear <br /> walls in the north -south direction; 2) no lateral resistance in the east -west direction. <br /> This study will continue from the previous work by addressing the additional structural and <br /> architectural issues necessitated from expansion.
