EXHIBIT A
SCOPE OF SERVICES
1.0 PROJECT DESCRIPTION
This project consists of developing a program, three site analyses, and three strategies for
developing a prototype library design, of which one will be selected and developed into
conceptual drawings for the Manor Branch Library. The project includes working with
Library staff to develop a program for the Branch Libraries that will then be used in the
development of the three prototype alternatives. Comparative cost estimates and phasing
plans will be developed for the purpose of evaluating the alternatives and selecting one for
development into the conceptual plan for the Manor Branch Library. The conceptual design
documents for the Manor Branch Library will include floor and site plans, two elevations,
an interior and an exterior perspective, and an estimate of Probable Construction Cost and
an estimate of the Project Budget.
In addition to working with City staff to develop the project, the Architect will receive input
from the general public. The three public workshops will be conducted at the three
branches, we will work with staff to do outreach for the workshops.
The Final Report will present a summary of each of the Tasks including; a program for the
Branch Libraries, a summary of the Public Workshops, the development strategies for the
prototype libraries, the site analysis of the existing sites. The report will also include the
phasing plans and comparative estimates for each of the development strategies and a
conceptual design package for the Manor Branch Library, including interior and exterior
perspectives. The Final Report will be delivered to the City in MS Word and Excel format
with the drawings in AutoCAD R14, additionally a power point slide presentation will be
prepared from the report for staff to deliver to City Council.
2.0 SUMMARY OF METHODS AND TASK
2.1 Project Initiation
• Develop Project Directory
• Collect and review all existing project data including City demographic
information, Library operating statistics, building plans, and maintenance
reports.
• Finalize the Work Plan.
