The applicant and /or property owner shall comply with Exhibits A to C, attached to the <br /> application dated January 20, 2010, except as hereinafter modified. (Exhibits are on file at <br /> the City of San Leandro Community Development Department, S35 East 14th Street, San <br /> Leandro, California). <br /> Exhibit A —Site Plan <br /> Exhibit 13 — Floor Plans <br /> Exhibit C — Business Operational Plan <br /> B. The applicant and /or property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this approval is informed of its terms and conditions. <br /> C. Construction of tenant improvements shall continence within one (1) year following <br /> Zoning Enforcement Official approval of the Administrative Review and shall be <br /> substantially completed one year after commencement of construction. For the purpose of <br /> compliance with this condition, commencement of construction shall be defined as the <br /> construction of a substantial portion of the tenant improvements. <br /> I1. USE RESTRICTIONS <br /> A. This Administrative Review approves the operation of a 1,360 square -foot fast food <br /> establishment, Subway, at the Palma Plaza Shopping Center at 1380S East 14 Street. <br /> B. All conditions of approval from the Site Plan Review and Conditional Use Permit approval <br /> for the Palma Plaza Shopping Center (PLN2003- 00033) that apply to this tenant space are <br /> applied to this approval. <br /> C. These conditions of approval shall be conspicuously posted in the restaurant building prior to <br /> commencing business operations, and shall be made accessible to all employees. <br /> D. The hours of the restaurant shall be restricted to 7:00 a.m. to 9:00 p.m., Monday through <br /> Friday, and S a.m. to S p.m. on Saturday and Sunday. Any expansion or modification to the <br /> hours shall be requested in writing to the Zoning Enforcement Official. <br /> E. There shall be no display or sales of merchandise outside the building.
