• <br /> • <br /> CONDITIONS OF APPROVAL <br /> PLN2010 -00036 —14235 Bancroft Avenue <br /> Clearwire LLC (applicant) and <br /> Presbytery of San Francisco (property owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through D, dated October 7, 2010, except <br /> as hereinafter modified. (Exhibit is on file at the City of San Leandro Development <br /> Services Department, 835 East 14th Street, San Leandro, California, 94577). <br /> Exhibit A — Site Plan <br /> Exhibit B — Roof Plan <br /> Exhibit C — Elevations <br /> Exhibit D — Photo Simulation <br /> B. The applicant and/or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed <br /> of its terms and conditions. <br /> C. Construction shall commence within one year following the Board of Zoning <br /> Adjustments approval and shall be substantially completed one year thereafter. The <br /> proper Building Permits shall be obtained from the Building and Safety Services <br /> Division of the Community Development Department. <br /> II. USE RESTRICTIONS <br /> A. This Conditional Use approval permits installation of three (3) wireless <br /> communication antenna panels, three (3) internet service exchange points, and a <br /> supporting equipment cabinet. The antennas and exchange point dishes will be <br /> installed on and in the existing building steeple and all will be screened from view <br /> by new fiberglass reinforced plastic screens that will then be finished with stucco <br /> and painted to match the building. <br /> B. The single supporting equipment cabinet is to be located next to the building in the <br /> fenced in north side yard. Should the owners of either of the two adjacent residential <br /> properties (1 480 and 1490 142 " Avenue) complain that the noise from the <br /> equipment is not acceptable the applicant shall mitigate the noise by constructing an <br /> enclosure around the equipment. <br /> C. The project shall remain in substantial compliance with the approved exhibits and <br /> plans. Any change to the project design or materials shall be subject to the review <br /> and approval of the Zoning Enforcement Officials who may administratively <br /> approve or require review by the Board of Zoning Adjustments as a modification <br /> to appropriate application approval listed above. <br /> Conditions of Approval October 7, 2010 <br /> PLN2010 -00036 Page 1 of 2 <br />
