I I. <br /> ADDITIONAL PLAN SUBMITTALS <br /> A. Within 60 days of this approval, the applicant shall submit final landscape and irrigation <br /> plans for the review and approval of the Community Development Director. The plans <br /> shall include such details as, 1) tree size, species and location; 2) shrubs and <br /> groundcovers /turf; 3) installation specifications; 4) irrigation details; 5) water conservation <br /> techniques; and 6) maintenance programs. To reduce on -site water consumption and reduce <br /> the energy required for the pumping and distribution of water, drought - resistant native <br /> species shall be used for site landscaping where possible. All plans shall conform to Article <br /> 19 of the Zoning Code and shall be signed by a licensed landscape architect to that effect. <br /> 111. MAINTENANCE <br /> A. The site shall be well maintained and shall be kept free of litter, debris and weeds. <br /> B. The signage shall be kept in good, clean, sound condition at all times; any damaged or <br /> discolored signs shall be promptly repaired or replaced. <br /> C. Any graffiti shall be removed from the building walls, news racks or any other outdoor <br /> furniture, in a timely manner. <br /> V. SCREENING REQUIREMENTS <br /> A. Any new electrical or gas meters, utility switch boxes telephone, interface cabinets, or other <br /> utility areas shall be screened from view by a fence, wall or landscaping; details subject to the <br /> approval of the Community Development Director. <br /> B. Any new roof top or exterior mechanical equipment for the buildings, such as air <br /> conditioning/heating units, venting, or radio /television antennas shall be screened from view <br /> so as not to be visible from adjacent properties or streets to the satisfaction of the Community <br /> Development Director. <br /> C. No barbed wire or ribbon wire shall be installed on any wall, fence or building on the <br /> property. <br /> VI. CONSTRUCTION PROVISIONS <br /> A. Construction activity shall not commence prior to 7:00 a.m. and shall cease by 7:00 p.m. <br /> Monday through Friday, and construction activity shall not commence prior to 8:00 a.m. <br /> and shall cease by 7:00 p.m. on Sunday and Saturday. No such construction is permitted on <br /> Federal holidays. As provided in this City of San Leandro's Noise Ordinance <br /> (ORDINANCE NO. 2003 — 005), "construction" shall mean any site preparation, <br /> assembly, erection, substantial repair, alteration, demolition or similar action, for or on any <br /> private property, public or private right -of -way, streets, structures utilities facilities, or <br /> other similar property.
