Cooke, Principal Engin er • 1 <br /> Engineering and Transportation epartment <br /> SUBJECT PROJECT/PROJECT DESCRIPTION: <br /> RESOLUTION APPROVING PARCEL MAP 9862 FOR 2400 MARINA BOULEVARD, SAN <br /> LEANDRO, ASSESSOR'S PARCEL NO. 079A- 0570- 039 -02; OWNER, SUBDIVIDER, AND <br /> APPLICANT: SANTIAGO AND DELIA GUITRON. <br /> SUMMARY AND RECOMMENDATION <br /> Staff recommends adoption of a resolution approving Parcel Map 9862 for 2400 Marina <br /> Boulevard. <br /> BACKGROUND <br /> The subject property is an 18,269.81 square -foot lot that contains a single - family home toward <br /> the front of the lot and a duplex in the rear. On June 19, 2008, the applicant received approval <br /> from the Board of Zoning Adjustments for a conditional use permit for conversion of the <br /> proposed three units into condominiums for individual sale. <br /> Analysis <br /> Parcel Map 9862 will create a three unit, one lot subdivision for condominium purposes. The <br /> Conditions of Approval for Parcel Map 9862 requires certain improvements prior to approval, <br /> namely that any damaged sidewalk, curb and gutter fronting the property be replaced. <br /> Marina Boulevard is designated for underground utilities as indicated in the Underground <br /> Utilities District Master Plan. As required by Section 7 -1 -700 of the San Leandro Municipal <br /> Code, the Conditions of Approval require that utilities serving the site be placed underground. <br />
