Applicant shall provide a separate sewer lateral for each unit and shall install a • sewer cleanout at the property line for each lateral prior to the issuance of a certificate of occupancy. S. Applicant shall direct all roof down spouts to drain onto landscaped areas. Applicant shall construct on -site impervious surfaces to drain storm water to landscaped areas. • • T. Applicant shall provide the number of off - street parking spaces required by the Zoning Code, and the provided parking spaces shall conform to City standards. A parking space within a garage shall be a minimum of 10 feet by 20 IV. . FIRE DEPARTMENT REQUIREMENTS A. Prior to issuance of building permits, the applicant and/or property owner shall • provide information available from EBMUD on the available fire flow in gallons per minute (gpm) at the closest hydrant. A minimum 1750 gpm at the closest hydrant shall be required for this project. If the required fire flow at the hydrant is not available, automatic sprinklers may be required in the dwelling units as an alternative means of fire protection, to the satisfaction of the Fire Marshal. B. Prior to commencing any vertical •construction on the property, a minimum 20 feet wide emergency vehicle access road shall be provided within 150 feet of all of the exterior walls of the rear units. The driveway shall have red curbs or signage that states, "No stopping fire lane CVC 22500.1" with the location approved by the Fire Department. The roadway shall be designed to hold the weight of emergency vehicles. C. Prior to issuance of Certificate of Occupancy, the project shall comply with all applicable Building and Fire Codes as adopted by the City of San Leandro. Building construction plans shall be submitted and approved prior to start of any work. V. CONSTRUCTION PROVISIONS A. Construction activity shall not commence prior to 7:00 a.m. and shall cease by 7:00 p.m. Monday through Friday, and construction activity shall not commence • prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and. Saturday. No such construction is permitted on Federal holidays. As provided in this City of San . Leandro's Noise Ordinance (ORDINANCE • NO. 2003 — 005), "construction" shall mean any site preparation, assembly, erection, substantial repair, alteration, demolition or similar action, for or on any private property, public or private right -of -way, streets, structures, utilities; facilities, or other similar property.
