Guitron (Property Owner); E. Sowunmi (Civil <br /> Engineer). <br /> INTRODUCTION <br /> Pursuant to Title VII, of Chapter 1 of the San Leandro Municipal Code, please accept this as the <br /> City Planner's Report on Parcel Map 9862 and Condominium Plans for 2370 -2374 Marina <br /> Boulevard. <br /> BACKGROUND <br /> The "L- shaped" lot, encompassing 1 square feet is currently being developed with three, <br /> two -story residential units. The three units consist of a detached single -unit towards the front and <br /> an additional two - dwelling unit towards the rear of the property. The units would have three <br /> bedrooms, two and one -half bathrooms, and an attached two -car garage. The development was <br /> entitled by the Board of Zoning Adjustments in June 2008 (PLN2008- 00014) per a Site Plan <br /> Review to construct the here units and a Conditional Use Permit to create a•condominium so that <br /> the three units are available for individual ownership. <br /> The homes are two - stories with approximately 1,583 square feet of living area. The ground floor <br /> of each unit has 758 square feet, including living room, dining room, kitchen, laundry room and <br /> a •half - bathroom. The ground floor of each unit also has a 476 square foot attached two -car <br /> garage. The second floor of each unit has 825 square feet, including three bedrooms and two - <br /> bathrooms. <br /> • <br /> DETAILS OF PROPOSAL <br /> Parcel Map 9862 is a single lot subdivision. As shown on the accompanying Condominium Plan <br /> the single lot will contain three units, which may be owned and/or sold individually. The Plan also <br /> shows the yard areas for each of the three units and the air space the buildings would occupy on <br /> top of the single lot. <br /> STAFF ANALYSIS <br /> The Parcel Map and the Condominium Plan conforms to the conditional use permit (PLN2008- <br /> 00014). Covenants, Conditions and Restrictions (CC&Rs) have already been drafted and <br /> referenced on the map. The CC &Rs provide for the maintenance of the lot, such as driveways, <br /> fencing, and landscaping. <br />
