If any structure containing a <br /> Unit is partially or totally destroyed and then rebuilt and any encroachment on the <br /> Common Areas results, a valid easement exists for such encroachment and for the <br /> maintenance of it as long as it remains, and all Units and the Common Areas are made <br /> subject to such easements. <br /> 3.5 Power to Grant Easements. Declarant may <br /> also, from time to time, relocate such model, management office, sales office, or <br /> customer service office within the Project and. upon such relocation, may remove the <br /> furnishings thereof. <br /> (b) Declarant reserves the right to maintain on the Common Areas no more than six (6) <br /> signs for the purposes set forth in Section 3.6(a) of this Declaration, each having a <br /> maximum face area of four (4) square feet, which signs may be placed at any location on <br /> the Common Areas and may be relocated or removed at the sole discretion of Declarant, <br /> provided that any such sign is not located so as to restrict unreasonably the access of <br /> Owners to the Common Areas or their Units. <br />
