Section 9.13 of this Declaration by filing an action for judicial foreclosure or by <br /> recording a notice of default in the form described in section 2924c(b)(1) of the <br /> California Civil Code to commence a nonjudicial foreclosure. Any nonjudicial <br /> foreclosure shall be conducted in accordance with the requirements of sections 2924, <br /> 2924b, 2924c, 2924f, 2924g, and 2924h of the California Civil Code, as now in effect or <br /> as hereinafter amended or replaced, that are applicable to nonjudicial foreclosures of <br /> Mortgages or deeds of trust, provided that the Association may, in accordance with the <br /> provisions of section 2924a of the California Civil Code, if applicable, appoint its <br /> attorney, any officer or director, or any title insurance company authorized to do business <br /> in California to conduct the sale. The Association may bid onthe Condominium at the <br /> sale. and may hold. lease. mortgage, and convey the acqu r� ed.Condominium. If the <br /> default is cured before the sale. or before completing a'judieial foreclosure, including <br /> payment of all costs and expenses incurred by the Association. the Association shall <br /> record a notice of satisfaction and release of lien•ad,'n receipt.of a written request by <br /> the Owner, a notice of rescission rescinding the declaration of default and demand for <br /> sale. <br /> 9.15 Waiver of Homestead Protection: ach Owner, to the\ \ermitted by <br /> law. waives the protection of any declared ho o� homestead exe ton under the <br /> laws of California as applied to any m action to enforce he,assessments levied'by the <br /> Association. \�\ \� <br /> 9.16 Common Areas Interest. Following any\ ale orother transfer of ownership of <br /> a Condominium in cofffomtity with tl a rovision5 of'this Declaration, the Association <br /> shall. upon request of the new Owner, providedo such'Owner, an instrument. in <br /> recordable form evidencing such Owner undivided leasehold interest in the Common <br /> Areas. <br /> AR\ A�SURANCE <br /> 10.1 Liability Insurance. The�Association shall obtain and maintain <br /> comprehensik public liability insurance insuring the Association, the Board. , any <br /> manager, Declarant. and the ) Owners and <br /> occupants of Condominiums. and their respective family members, guests, invitees, <br /> agents and employeeagainst'any liability incident to the ownership or use of the <br /> Common Areas or anpo\ her Association -owned or maintained real or personal property, <br /> 10.2 Fire and Casualty and Demolition Insurance. <br /> (a) The Association shall obtain and maintain a master or blanket policy of fire and <br /> casualty insurance and coverage for the full replacement insurable value of all of the <br /> improvements within the Project that covers one hundred percent (l00 %) of the current <br /> replacement cost of such improvements. <br />
