COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through L, dated June 19, 2008, except as <br /> hereinafter modified. (Exhibits are on file at the City of San Leandro, Community <br /> Development Department, 835 East 14th Street, San Leandro, California, 94577). <br /> Exhibit A — Project Data and Marina Boulevard Streetscape Elevation <br /> Exhibit B — Boundary and Topographic Survey <br /> Exhibit C — Grading, Drainage and Utility Plan <br /> Exhibit D — Site Plan <br /> Exhibit E — Floor Plans, Unit A (Residence at Front of the Property) <br /> Exhibit F — Floor Plans, Units B and C (Residences at Rear of the Property) <br /> Exhibit G — Elevations, Unit A (All Four Sides) and Unit B and C (North <br /> and South Sides) <br /> Exhibit H — Elevations, Units B and C (East and West) <br /> Exhibit l — Hardscape Layout <br /> Exhibit J — Planting Plan <br /> Exhibit K — Planting Notes and Plant List <br /> Exhibit L — Colors and Materials Board <br /> B. The applicant shall be responsible for assuring that any successor in interest who <br /> assumes responsibility for this zoning approval is informed of its terms and <br /> conditions. <br /> C. Construction shall commence within one (1) year following the Board of Zoning <br /> Adjustments approval of the Conditional Use Permit and the Site Plan Review <br /> and shall be substantially completed one year after commencement of <br /> construction. For the purpose of compliance with this condition, commencement <br /> of construction shall be defined as the pouring or construction of a substantial <br /> portion of the building foundation structures. Pursuant to Zoning Code Section 5- <br /> 2218, this approval shall lapse on June 19, 2009 unless a) a building permit has <br /> been issued, coupled with diligent progress evidencing good faith intent to <br /> commence the intended use, or b) a written request for a one -year extension of the <br /> use permit is approved by the Zoning Enforcement Official. <br /> II. PERMITTED USES <br /> A. This Conditional Use Permit and Site Plan Review is an approval to construct a two - <br /> story, detached single unit residence at the front of the property and a two -story <br /> additional two - family residence at the rear of the property; the two -story units <br /> would have approximately 1,583 square feet of living area, which includes three <br /> bedrooms and two and one -half bathrooms.
