• <br /> X. FENCING AND /OR SCREENING REQUIREMENTS <br /> A. Any new electrical or gas meters, utility switch boxes, telephone, interface cabinets, <br /> outdoor refuse, storage areas or other utility areas shall be screened from view by a fence, <br /> wall or landscaping with details subject to the approval of the Community Development <br /> Director. <br /> B. Any new roof top or exterior mechanical equipment for the building such as air <br /> conditioning/heating units, venting, or radio /television antennas shall be screened from <br /> view so as not to be visible from adjacent properties or streets to the satisfaction of the <br /> Community Development Director. <br /> C. Dumpsters shall remain inside the trash enclosure at all times with the exception of <br /> emptying by the disposal company. <br /> D. Gates to the refuse area shall be closed except when necessary to move out the dumpster <br /> or deposit trash from garbage receptacles. <br /> E. A minimum of two trash receptacles shall be placed on the site outside the building. The <br /> location and details of the garbage receptacles shall be submitted to the Community <br /> Development Director for review and approval. Individual trash receptacles placed near <br /> the building entrances shall be emptied on a daily basis. <br /> F. No barbed wire or ribbon wire shall be installed on any wall, fence or building on the <br /> property. <br /> XI. GENERAL REQUIREMENTS <br /> A. Prior to the issuance of any building permits, applicant shall pay any applicable school <br /> mitigation fees as determined by the San Lorenzo Unified School District. <br /> B. There shall be no outside storage of any type in parking stalls. Those areas shall be kept <br /> free of obstniction and available for their designated use at all times. All vehicle parking <br /> on the site shall be undertaken in a neat and orderly manner at all times. <br /> C. No temporary or unauthorized signs including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property, unless approved by the City under <br /> a Special Event Permit. <br /> D. The approvals granted by the City as a result of this application, as well as the Conditions <br /> of Approval, shall be recorded in the office of the County Recorder of Alameda County <br /> prior to issuance of building permits. <br /> E. No application for amendment of the application or Conditions of Approval may be <br /> submitted or accepted for processing by the City unless (i) there is full compliance with all <br /> terms of the application and Conditions of Approval; or (ii) the Community Development <br /> Director waives compliance with the terms of the application and Conditions of Approval <br /> pending application for amendment. <br /> Agreement to Conditions PLN2010 -00071 <br /> February 3, 2011 Page 14 of 15 <br />
