CONDITIONS OF APPROVAL <br /> PLN201 1 -00006 — 1645 Vistagrand Drive <br /> Daniel and Nicole Gonzales (Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant/property owner shall comply with Exhibits A through E, dated March <br /> 1, 2011, except as hereinafter modified. (Exhibits are on file at the Community <br /> Development Department, City of San Leandro, 835 East 14th Street, San Leandro, <br /> Califomia). <br /> Exhibit A — Site Plan <br /> Exhibit B — Enlarged Site Plan <br /> Exhibit C — Fence Detail <br /> Exhibit D — Double Gate Detail <br /> Exhibit E — Photograph of the Top of the Fence (Fleur de Lys) <br /> B. The applicant/property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this zoning approval is informed of its terms <br /> and conditions. <br /> C. This Fence Modification permits construction of a six -foot tall wrought iron fence <br /> and seven -foot tall double gate at 1645 Vistagrand Drive, zoned RS -VP <br /> Residential Single- Family, View Preservation District, which requires any fencing <br /> greater than three feet tall must be constructed with clear glass for continued <br /> enjoyment of views, unless a Fence Modification is obtained; Alameda County <br /> Assessor's Parcel Number 79 -20 -9. Per Exhibits A and B, this approval does not <br /> include any fencing along the remaining perimeter property lines such as the rear <br /> and the easterly side property lines. <br /> 11. GENERAL CONDITIONS <br /> A. There shall be no parking or storage of operable or inoperable vehicles behind the <br /> fence and/or gate line. <br /> B. The gate and other fencing shall be structurally sound and well maintained at all <br /> times; any damage to the fence or gates shall be promptly repaired. <br /> C. Any graffiti on the property shall be promptly removed. <br /> D. No ribbon or barbed wire shall be installed on the fencing <br /> E.
