work, until the certificates have been approved by Lessor. The certificates shall be the forms <br /> supplied by the Lessor (except as noted below for the Workers Compensation Insurance). <br /> Acceptance of the certificates shall not relieve Lessee of any of the insurance <br /> requirements, nor decrease the liability of Lessee. Lessor reserves the right to require Lessee to <br /> provide insurance policies for review. <br /> Lessee shall take out and maintain during the life of the Lease Workers Compensation <br /> insurance for all of its employees on the Property. In lieu of evidence of Workers Compensation <br /> insurance, Lessor will accept a Self - Insured Certificate issued from the State of California. Lessee <br /> shall require any agent and /or consultant to provide it with evidence of Workers Compensation <br /> Insurance coverage. <br /> Lessee shall take out and maintain during the life of the Lease Automobile, Commercial <br /> General, and Pollution Liability Insurance policies that provide protection from claims which may <br /> arise from operations or performance under this Lease. If Lessee elects to self - insure (self -fund) <br /> any liability exposure during the Lease period above $50,000, Lessee is required to notify the <br /> Lessor immediately. Any request to self - insure must first be approved by the Lessor before the <br /> changed terms are accepted. Lessee shall require any agent and /or consultant to provide evidence <br /> of Automobile, Commercial General, and Pollution Liability Insurance coverages. <br /> The amounts of insurance shall be not less than the following: <br /> $1,000,000 /Occurrence Bodily Injury, Property Damage — General Liability. <br /> $1,000 /Occurrence Bodily Injury, Property Damage — Automobile Liability. <br /> $1,000,000 /Occurrence, Bodily Injury, Property Damage — Pollution Liability <br /> The following coverages or endorsements must be included in the policy(ies): <br /> A. Lessor and its directors, officers, and employees are additional insureds in the policy(ies) <br /> as to the work being performed under this Lease; <br /> B. The coverage is primary and non - contributory to any other insurance carried by Lessor; <br /> C. The policy(ies) cover(s) contractual liability; <br /> D. The policy(ies) is (are) written on an occurrence basis; <br /> E. The policy(ies) cover(s) Lessor's property in the Lessee's care, custody and control; <br /> F. The policy(ies) cover(s) personal injury (libel, slander, unlawful entry and eviction) <br /> liability; <br /> G. • The policy(ies) cover explosion, collapse, and underground hazards; <br /> H. The policy(ies) cover(s) products and completed operations; <br /> -5- <br />
