City of San <br />Civic Center, 83 <br />San Leandro, Cal <br />March 24, 2011 <br />Leandro <br />E. 14th Street <br />ornia 94577 <br />Subject: PLN2011-00012 — Minor Site Plan Review, First and Second Story <br />Addition to Existing One-story Residence at 908 Dowling Boulevard, San <br />Leandro (Alameda County Assessor's Parcel Number 76-308-19). <br />Dear Property Owner/Resident: <br />The property owner at 908 Dowling Boulevard proposes to build a one and two-story <br />addition, comprised of a total floor area of 692 square feet, to the rear of the existing <br />approximately 1074 square -foot single-family home. Pursuant to City of San Leandro Zoning <br />Code Section 2-580, a Minor Residential Site Plan Review is required for two-story additions <br />comprising -less than 100% of the existing floor area of the home in the RS District. The <br />addition would provide for a family room and half -bathroom on the first floor and a third <br />bedroom and full, second bath on the second floor. <br />The proposed home with the addition would comprise of approximately 176.6 square feet of <br />livable area. The footprint of the home combined with the addition and including the existing <br />detached one -car garage would result in lot coverage equaling 34%, where 50% is the <br />maximum permitted in the RS District. The maximum height of the proposed second -story <br />would be approximately 21 feet, five -inches at the roof ridge. The proposed two-story <br />addition would comply with all residential development requirements of the Zoning Code <br />such as maintaining an average building height that would not exceed 30 feet and maintaining <br />the required yard setbacks from property lines. The exterior of the addition is proposed to be <br />stucco to match the existing home. <br />In addition to the attached reduced plans, story poles showing the proposed height and <br />location of the addition have already been erected on the subject property to assist you in <br />viewing the proposed project. Please note that these story poles do not constitute <br />construction of the structure, but serve to demonstrate the approximate volume of the <br />proposed new addition. <br />Section 580 (H) (1-6) of the Zoning Code states that, "To approve or conditionally approve a <br />Minor Site Plan Review ...the Zoning Enforcement Official (ZEO) shall find that the <br />proposed project is in substantial compliance with all of the following standards: <br />Stephen H.
