• <br /> • Phase 111: Anticipated Permit Application Date: First Quarter, 2014 <br /> • Public Receiving (Disposal) Enclosure <br /> • Overhead Conveyance System <br /> • Alternate Fuel (Clean Air) Retrofit <br /> • Vehicle Maintenance <br /> Construction for each phase shall commence within one (1) year of the approval <br /> of the Site Plan Review of the Master Plan Improvements or the subsequent Phase <br /> timeline listed above, and shall be substantially completed one year after <br /> commencement of construction. Staff notes that the above phasing is approximate <br /> and is subject to financing timelines that are subject to change. The applicant may <br /> request extensions of the timelines above, with a written request to the Zoning <br /> Enforcement Official. <br /> For the purpose of compliance with this condition, commencement of <br /> construction shall be defined as the pouring or construction of a substantial <br /> portion of the building foundation structure. Pursuant to Zoning Code Section 5- <br /> 2215 this approval shall lapse on January 4, 2012 unless a) a building permit has <br /> been issued for one of the Phase I facility listed above, coupled with diligent <br /> progress evidencing good faith intent to commence the intended use, or b) a <br /> written request for a one -year extension is approved by the Zoning Enforcement <br /> Official. <br /> 1I. PERM11 1'GD USE <br /> A. This Site Plan approval permits the following facilities related to existing <br /> operations at 2615 Davis Street; Alameda County Assessor's Parcel Number 79A- <br /> 475-7-32 (floor area figures are approximate): <br /> • Food Waste/Organics Recycling Facility: 62,000 square feet <br /> • Food Waste/Organics /Green Waste Compost Facility: 200,000 square feet <br /> • Public Receiving (Disposal) Enclosure: 62,000 square feet <br /> • Employee Building: 9,000 square feet <br /> • Vehicle Maintenance: 7,000 square feet <br /> • Single Stream Expansion Line (New SS Expansion): 13,000 square feet <br /> • Overhead Conveyance System <br /> • • Alternate Fuel (Clean Air) Retrofit <br /> B. Any lighting shall be high pressure sodium or other energy conserving lighting <br /> and shall be designed and located so as not to interfere with traffic on adjacent <br /> streets and so as not to shine on adjacent properties, details subject to the approval <br /> of the City Engineer and Zoning Enforcement Official or Community <br /> Development Director. <br /> C. All exterior /roof -top mechanical equipment shall be screened from view so as not <br /> to be visible from adjacent properties or streets, to the satisfaction of the Zoning <br /> Enforcement Official. Pacific Gas and Electric (PG &E) transformer(s) shall be <br /> located underground or, if above ground, shall be shielded or located in an <br /> Agreement to Conditions January 4, 2011 <br /> PLN2010 -00026 Page 4 of 15 <br />
