• <br /> Z. Applicant shall plant "insectary" plants in the landscaping to attract and keep beneficial <br /> insects. <br /> AA. Storage areas containing non- hazardous liquids shall be covered by a roof and drain to the <br /> sanitary sewer system, and be contained by berms, dikes, liners, vaults or similar spill <br /> containment devices. <br /> 813. lithe design of any site improvements requires encroachments onto neighboring properties <br /> during construction, written agreements with that property owner shall be submitted to the <br /> City Engineer, for review and approval, prior to issuance of the building permits. <br /> CC. During construction the following high standards for sanitation are required: Garbage cans, <br /> construction dumpsters, and debris piles shall be removed on a minimum weekly basis. All <br /> food related trash items such as wrappers, cans, bottles, and food scraps shall be disposed of <br /> in closed containers only and shall be regularly removed from the site. Inspections, conducted <br /> as part of the regular construction compliance, will be conducted to ensure compliance of the <br /> Applicant and contractors with this requirement. <br /> DD. Landscaped areas, including the area behind the public sidewalk, shall be graded so that <br /> irrigation and storm water does not run off. <br /> EE. Applicant is advised that the site currently drains to an Alameda County Storm Drain <br /> line. Applicant will be required to obtain a permit from the County for potential increases <br /> in flow to that line. <br /> FF. Pedestrian pathways on site shall be designed as ADA accessible. <br /> GG. The Heritage Baptist Church shall make the best effort in urging its church goers to avoid <br /> parking in residential areas. Suggested outreach communications include distributing <br /> printed information to congregation members, regularly announcing reminders to the <br /> congregation at weekly services, posting on the church website if applicable, and posting <br /> notices in a visible location on the property. <br /> 1-11-1. The parking standard for this project shall be 0.44 parking spaces per church attendee <br /> (based on Institute of Transportation Engineers demand studies- as referenced in ITE's <br /> Parking Generation 3` edition). The church currently has 170 onsite parking spaces. <br /> When church membership exceeds 400 members then the church shall provide either <br /> buses /vans in order to provide transportation of members to the church site or the church <br /> will provide a suitable written off -site parking agreement to accommodate the additional <br /> parking demand that is acceptable to the Community Development Director. <br /> X. GENERAL CONDITIONS <br /> A. All street lighting shall be an energy conserving light and shall be designed and located so <br /> as not to interfere with traffic on adjacent streets and so as not to shine on adjacent <br /> properties, details subject to the approval of the City Engineer. <br /> Agreement to Conditions October 20. 2011 <br /> PLN2010 -00032 Page 10 of 11 <br />
