• <br /> • <br /> space. The site is a 2.92 acre site located at 2960 Merced Street Alameda County Assessor's <br /> Parcel Number 0778 0855 012 01. <br /> B. No application for amendment of the application or Conditions of' Approval may be <br /> submitted or accepted for processing by the city unless (i) there is full compliance with all <br /> terms of the application and Conditions of Approval; or (ii) the Community Development <br /> Director can waive compliance with the terms of the application if they are minor in content. <br /> C. Construction of the project shall remain in substantial compliance with the approved <br /> exhibits and plans. Any change to the project design, materials or colors shall be subject to <br /> the review and approval of the Community Development Director who may <br /> administratively approve minor changes, or for more substantial changes, require review by <br /> the Planning Commission and City Council as a modification to the Planned Development. <br /> D. No commercial weekday childcare or private school activities will occur. <br /> E. The church will not utilize the new fellowship hall to generate revenue by renting it out to <br /> outside non - members as a convention hall special events center, or other purposes. <br /> 111. ADDITIONAL PLAN SU13MITTALS <br /> A. Prior to approval of building permits, the developer shall submit final landscape and <br /> irrigation plans for the review and approval of the Community Development Director. The <br /> plans shall include such details as, 1) tree size, species and location; 2) shrubs and <br /> groundcovers; 3) installation specifications; 4) irrigation details; 5) water conservation <br /> techniques; and 6) maintenance programs. To reduce on -site water consumption and reduce <br /> the energy required for the pumping and distribution of water, drought- resistant native <br /> species shall be used for site landscaping where possible. The locations, species and sizes <br /> shall also be subject to the review and approval of the Community Development Director. <br /> IV. FIRE I)EPAR REQUIREMEtN'I'S <br /> A. Prior to issuance of Certificate of Occupancy, the project shall comply with all the <br /> applicable Building and Fire Codes. Prior to issuance of building permits, final site plans <br /> and building plans shall be submitted to the City Building Services Division and Fire <br /> Department for review and approval by the fire department. <br /> B. The minimum emergency vehicle access road width (without any parking) is 20 feet wide <br /> and 26 feet wide where fire hydrants are installed for a minimum of 10 feet on each side of <br /> the fire hydrant. Red curbs or signs are required wherever parking would block access. <br /> C. Provide fire hydrants and fire flow for the site in accordance with CFC appendix B and <br /> appendix C. Provide information on the available fire flow for the site. The fire flow <br /> information is available from EBMUD. <br /> D.
