If Tenant consists of more than one <br /> person, the obligation of all such persons is joint and several. <br /> 12.3 Merger. This Lease is intended both as the final expression of the <br /> agreement between the parties hereto with respect to the included terms, and as a <br /> complete and exclusive statement of the terms of the agreement, pursuant to <br /> California Code of Civil Procedure Section 1856. <br /> 12.4 Applicable Law. This Lease shall be construed and interpreted in <br /> accordance with the laws of the State of California. <br /> 12.5 No Discrimination. Tenant herein covenants by and for the Tenant and <br /> Tenant's heirs, personal representatives and assigns, and all persons claiming under <br /> the Tenant or through the Tenant, that this Lease is made subject to the condition <br /> that there shall be no discrimination against or segregation of any person or of a <br /> group of persons on account of race, color, religion, creed, sex, marital status, <br /> ancestry, or national origin in the leasing, subleasing, transferring, use, occupancy, <br /> tenure or enjoyment of the land herein leased nor shall the Tenant or any person <br /> claiming under or through the Tenant establish or permit any such practice or <br /> practices of discrimination or segregation with reference to the selection, location, <br /> number, use or occupancy of tenants, lessees, sublessees, subtenants, or vendees in <br /> the land herein leased. <br /> 12.6 Time of Essence. Time is and shall be of the essence of this Lease and of <br /> each and every provision contained in this Lease. <br /> 12.7 Construction of Lease; Severability. To the extent allowed by law, the <br /> terms, covenants, conditions, provisions and agreements in this Lease shall be <br /> construed and given effect in a manner that avoids any violation of statute, regulation <br /> or law.
