• <br /> 2. Summary of Stormwater Treatment Facilities: <br /> Existing Conditions: <br /> The site is located between Bancroft Avenue and East 14 Street northwest of Hesperian <br /> Boulevard. It is within an area primarily characterized by retail, commercial, and industrial <br /> development. The site is relatively flat. <br /> Proposed Conditions: <br /> The project will demolish existing building, foundation, and pavement and construct two single <br /> story structures made of masonry and steel frame materials. It will install paved parking and <br /> driveways, landscaping, and vegetation adjacent to both Bancroft Avenue and East 14 Street. <br /> This project requires grading, but construction activities will disturb about I acre of land. <br /> The proposed project is designed to follow the existing drainage pattern. However, runoff from all <br /> impervious surfaces will be treated by bioretention before directed to offsite storm drainage <br /> system. <br /> Best Management Practices for this project will include but not be limited to the following: <br /> • Dust and noise control measures will be implemented during the construction activities. <br /> • Construction equipment "major" maintenance and cleaning will not occur on the site but at <br /> approved offsite facilities. <br /> • Temporary soil stockpiles will be covered. <br /> • Debris bins and portable toilets will be placed on site as needed. <br /> • Material handling and storage will be in accordance with generally approved construction <br /> practices and these O &M Plan recommendations. <br /> • Erosion and sediment control Best Management Practices (BMPs) will be implemented and <br /> maintained during construction. <br /> • Employee and sub - contractor training will be implemented as called out in this O &M Plan. <br /> • A copy of this report will be kept on the premises at all times during construction activities. <br /> • Post construction BMPs will consist of bio- retentions to capture runoff from the site pavement <br /> areas. <br /> • Trash receptacles will be placed around the site to control litter. <br /> • The site will be kept clean of debris and litter with daily inspections and periodic cleaning. <br /> 5/1/2012 <br /> 2 <br />
