Cxl\;u;A A <br />LEGAL DESCRIPTION <br />All that real property situate in the City of San Leandro, County of Alameda, State of <br />California, described as follows: <br />Portions of Lot 14, Lot 15, and Lot 16 of Block 66, Map of the Estudillo Tract, filed <br />January 10, 1876, Map Book 5, Page 32, Alameda County Records, further described as <br />follows: <br />Commencing at the northwesterly corner of said lot 14; thence along right of way line of <br />Estudillo Avenue as shown on said Map of the Estudillo Tract North 71 °02'00" East, 61.18 <br />feet to the beginning a curve concave to the southwest having a radius of 25.00 feet, said <br />beginning of curve also being a point on the westerly line of that certain parcel of land <br />described in the Grant Deed from O.F. Chichester, et ux., to the State of California <br />recorded March 10, 1934, in Book 3002 of Official Records, at Page 425 ; thence along <br />last said westerly line southeasterly 42.18 feet along said curve through a central angle of <br />96 °40'00 "; thence South 12 °18'00" East, 16.83 feet to the Point of Beginning; thence <br />continuing along last said westerly line South 12'18'00" East 147.44 feet to a point on the <br />easterly boundary line of said Lot 15 and also being the beginning of a non - tangent curve <br />concave to the northwest having a radius of 400.00 feet and to which beginning a radial <br />line bears South 80 °12'57" East; thence along last said easterly line southerly and <br />southwesterly 114.94 feet along said curve through a central angle of 16 °27'51" to a point <br />on the northerly right of way line of Joaquin Avenue as shown on said Map of the Estudillo <br />Tract; thence leaving last said northerly line North 71 °02'00" East, 9.73 feet to a point on <br />the face of concrete curb defining the limits of the parking lot situate on said Lots 14, 15, <br />and 16 and said point also being the beginning of a non - tangent curve concave to the <br />southeast having a radius of 5.32 feet and to which beginning a radial line bears North <br />67 °42'26" East; thence along the face of said concrete curb the following two courses: <br />northerly and northeasterly 7.25 feet along said curve through a central angle of <br />78 °01'23 "; thence on a non - tangent line North 53 1 24'52" East, 40.63 feet to a point on the <br />westerly edge of a concrete sidewalk along the west side of MacArthur Blvd. (formerly <br />known as Grand Avenue) also being the beginning of a non - tangent curve concave to the <br />west having a radius of 141.86 feet and to which beginning a radial line bears South <br />80 °06'24" East; thence along last said westerly edge of sidewalk the following two <br />courses: northerly 57.63 feet along said curve through a central angle of 23 °16'26 "; thence <br />on a non - tangent line North 12 °17'00" West, 166.37 feet; thence South 77 °42'00" West, <br />2.66 feet to a point on the westerly right of way line of MacArthur Blvd as defined in said <br />Grant Deed from O.F.
