• <br /> CONDITIONS OF APPROVAL <br /> PLN2012 -00014 —1470 Doolittle Drive <br /> TK Services LTD (applicant \property owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant \property owner shall comply with Exhibits A, B and C, dated August 9, 2012, <br /> except as hereinafter modified. (Exhibits are on file at the City of San Leandro Community <br /> Development Department, 835 East 14th Street, San Leandro, California). <br /> Exhibit A — Site Plan <br /> • <br /> Exhibit B — Floor Plan <br /> Exhibit C — Elevations <br /> B. The applicant \property owner shall be responsible for assuring that any successor in interest <br /> who assumes responsibility for the zoning approval is informed of its terms and conditions. <br /> 11. PERMITTED USES <br /> A. This is a conditional use approval to allow for a Vehicle \Equipment Repair, General and <br /> Vehicle Storage at 1470 Doolittle Drive; Alameda County Assessor's Parcel No. 77A -680- <br /> 2 -3 \77A- 680 -2 -12 \77A- 680 -2 -8 \77A- 680 -9; TK Services LTD (applicant \property owner). <br /> B. Days and hours of operation will be Monday through Saturday, from 7:30 a.m. to 5 p.m. <br /> Ill. ENGINEERING & TRANSPORTATION <br /> A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br /> which the applicant may protest the imposition of any fee's, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on the <br /> date of the conditional approval of this Project. If you fail to file a protest within this 90 -day <br /> period, complying with all of the requirements of Government Code Section 66020, you <br /> will be legally barred from later challenging any such fees, dedications, reservations or other <br /> exactions. <br /> B. The proposed development shall comply with City ordinances, policies and regulations. All <br /> improvements shall be in accordance with the City's Design Standards, Specifications and <br /> Standard Plans unless otherwise specifically approved by the City Engineer. <br /> C. Applicant shall pay design review fees, permit fees, inspection fees, sewer connection fees, <br /> and any other fees charged by the City or other reviewing agencies for the review, approval, <br /> permitting and inspection of the public and /or private improvements. <br /> D. Applicant shall pay the overhead utility conversion fee. The fee for the existing unit shall be <br /> paid prior to issuance of building permits. Applicant shall pay some portion of the <br /> Undergrounding Fees dependent on the cost of the proposed improvements. <br /> Actual fee will be calculated at issuance of the building permit. For estimation purposed <br /> any improvements between 25% ($25,127.34) and 75% (574,894.48) of the value of <br /> existing improvements will be required to pay that percentage of the Undergrounding <br /> Agreement to Conditions August 9, 2012 <br /> PLN20 1 2 -000 14 Page 3 of 6 <br />
