Recommended Conditions of Approval February 4, 2013 <br />PLN2012-00039; 13533-13547 Aurora Drive Page 6 of 10 <br />14. Storage areas containing non-hazardous liquids shall be covered by a roof and drain <br />to the sanitary sewer system, and be contained by berms, dikes, liners, vaults or <br />similar spill containment devices. <br />15. Storm water treatment areas shall be located within the common area(s) or at on- <br />site locations acceptable to the City where such locations shall be accessible to <br />City Staff for periodic inspection under the City’s operation and maintenance <br />verification inspection program. <br /> <br />R. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to issuance of the <br />building permits. <br /> <br />S. During construction the following high standards for sanitation are required: Garbage <br />cans, construction dumpsters, and debris piles shall be removed on a minimum weekly <br />basis. All food related trash items such as wrappers, cans, bottles, and food scraps shall <br />be disposed of in closed containers only and shall be regularly removed from the site. <br />The improvement shall construct stabilized gravel entrance per City Standard Detail <br />Dwg No. 606. Inspections, conducted as part of the regular construction compliance, <br />will be conducted to ensure compliance of the Applicant and contractors with this <br />requirement. <br /> <br />T. Landscaped areas, including the area behind the public sidewalk, shall be graded so that <br />irrigation and storm water does not run off. <br /> <br />U. Parking spaces in garages shall be 10 feet wide and 20 feet deep, minimum. Applicant <br />shall demonstrate that common moving trucks such as class WB-40 can navigate the <br />main driveway. <br /> <br />V. Pedestrian pathways on site shall be designed as The Americans with Disabilities Act <br />(ADA) accessible. <br /> <br />VI. FENCING AND SCREENING REQUIREMENTS <br /> <br />A. All fencing and walls on the project site shall be structurally sound, graffiti-free and <br />well maintained at all times. <br /> <br />B. Barbed or razor wire shall not be installed on any fence, wall or building on the <br />project site. <br /> <br />C. Electrical transformers shall be vaulted underground. In the event that the transformer <br />cannot be undergrounded, it shall be screened from view consistent with the access <br />requirements of PG&E. Details for screening shall be subject to the review and <br />approval of the Community Development Director. <br />
