Linear frontage is assessed differently in each Benefit Zone <br />based upon the anticipated frequency of sidewalk operations services that will be required for <br />each benefitting parcel. Linear frontage costs will fund half of the costs of Sidewalk Operations <br />services in each respective Benefit Zone. <br /> <br />Linear front footage data was obtained from the County Assessor’s parcel maps and reviewed <br />by staff at New City America, and finally verified by the City of San Leandro. <br /> <br />Building Square Footage Defined: <br />Building square footage is defined as gross building square footage throughout the CBD. The <br />percentage of building square footage that is dedicated to private or internal tenant parking <br />needs has been deducted from the gross building square footage. Only parking structures that <br />are open to the public and charge fees to the general public on a regular basis will have their <br />building square footage assessed as any other commercial building. Apartment buildings within <br />the boundaries of the CBD, regardless of Benefit Zone, will be assessed as a commercial <br />building. Building square footage data was obtained from the County Assessor’s property <br />records and reviewed by staff at New City America. <br /> <br />The building square footage will fund the costs of all “District Identity and Streetscape <br />Improvement” special benefits funded from the CBD. <br /> <br />Lot Square Footage Defined: <br />Lot square footage is defined as the total amount of area within the borders of the parcel. Lot <br />size square footage will fund: 1) half of the Sidewalk Operation services within each Benefit <br />Zone, based upon the gross lot size within that respective zone; 2) program and corporate <br />operations services costs which will be equally apportioned among all of the lot size within the <br />entire district; 3) Contingency cost which will be equally apportioned among all of the lot size
