• <br /> CONDITIONS OF APPROVAL <br /> PLN2013-0000 <br /> 1515 Aurora Drive, Suite 201-B <br /> Hassan All (Applicant) and <br /> Aurora Business Center LLC (Property Owner) <br /> INTENT <br /> The intent of this approval is to allow the subject premises to be used only for the <br /> delivery of vehicles sold over the Internet. The intent is to NOT allow the subject <br /> premises to be used for "Vehicle/heavy equipment dealers, new or used", pursuant to <br /> Article 7, Section 2-708 "IP District- Conditionally Permitted Uses". <br /> 11. COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant and property owner shall comply with attached Exhibit A and B,, <br /> dated October 24 2013, except as hereinafter modified r(Copies are on file in the7 <br /> Community Development Department, 835 East 14th Street, San Leandro, <br /> California).T <br /> Exhibit A — Site Plan <br /> Exhibit B— DMV Required Parking Space Sign <br /> B. The applicant and/or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed <br /> of its terms and conditions. <br /> III. PERMITTED USE <br /> A. This administrative review permit is to allow an office for taking and receiving <br /> delivery of vehicle retail Internet sales of used cars and two (2) off-street parking <br /> spaces. Vehicles will be delivered to and received at the site by appointment only. <br /> Any change or addition to the operation of taking and transferring delivery of <br /> vehicle retail Internet sales of used cars, including increase in office space shall be <br /> subject to the review of the Zoning Enforcement Official who may approve or <br /> deny the request administratively. <br /> B. The two off-street parking spaces must be kept free and clear except for the <br /> required use as parking space for the delivery of vehicles related to this <br /> Administrative Review approval. <br /> C. No vehicles on site may be displayed "For Sale" at any time. <br /> D.
