• <br /> CONDITIONS OF APPROVAL <br /> PLN20 t 3-00001 <br /> 1671 Edgehill Court <br /> M. Thomas (Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through I, attached to the staff report dated <br /> March 7, 2013, except as hereinafter modified. (Exhibits are on file at the City of San <br /> Leandro, Community Development Department, 835 East 14th Street, San Leandro, <br /> California, 94577). <br /> Exhibit A — Existing Site Plan <br /> Exhibit B — Proposed Site Plan <br /> Exhibit C — Existing First and Second Floor Plans <br /> Exhibit D— Proposed First and Second Floor Plans <br /> Exhibit E— Existing Front and Right (West) Elevations <br /> Exhibit F— Existing Rear and Left (East) Elevations <br /> Exhibit G — Proposed Front and Right Elevations <br /> Exhibit H — Proposed Rear and Left Elevations <br /> Exhibit 1 —Cross Section <br /> B. The property owner shall be responsible for assuring that any successor in interest who <br /> assumes responsibility for this zoning approval is informed of its terms and conditions. <br /> C. Construction shall commence within one (I) year following Board of Zoning Adjustments <br /> approval of the Major View Preservation/Site Plan Review and Height Exception and <br /> shall be substantially completed one year after commencement of construction. For the <br /> purpose of compliance with this condition, commencement of construction shall be <br /> defined as the pouring or construction of a substantial portion of the building foundation <br /> structures. <br /> II. PERMITTED USE <br /> A. This is an approval to construct a two-story addition at 1671 Edgehill Court; Assessor's <br /> • Parcel Number 79-25-54-52. Specifically, Major View Preservation/Site Plan Review/ <br /> • Height Exception; to add 407 square feet of living area to the existing second story and <br /> with a height greater than the 18-foot height limit in the RS-VP Residential Single-Family <br /> View Preservation Sub-District but not to exceed the 30-foot height limit of the base RS <br /> Residential Single-Family District. <br /> B. The subject residence shall be limited to single-family occupancy, only, unless the City <br /> grants approval of a permit for any other unit. For the purposes of this condition, <br /> installation of any appliances for cooking, including, but not limited to a stove, hot <br /> plate or microwave oven, in any room other than the individual kitchen in the existing <br /> dwelling unit within the single-family home, shall be deemed the creation of an <br /> additional kitchen and therefore creation of an additional dwelling unit.
