CONDITIONS OF APPROVAL <br /> PLN2013-00028 <br /> 2860 Halcyon Drive <br /> Henry Chan (applicant) and Halcyon Baptist Church, Inc. (property owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through F, attached to the staff report dated <br /> July 25, 2013, except as hereinafter modified. (Exhibits are on file at the City of San <br /> Leandro, Community Development Department, 835 East 14th Street, San Leandro, <br /> California, 94577). <br /> Exhibit A — Site Plan <br /> Exhibit B — Project Area Site Plan <br /> Exhibit C — Existing Floor Plan <br /> Exhibit D —Proposed Floor Plan <br /> Exhibit E— Proposed Fence Design <br /> Exhibit F— Proposed Monument Sign Options <br /> B. The applicant and property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this zoning approval is informed of its terms and <br /> conditions. <br /> II. PERMITTED USES <br /> A. This Conditional Use Permit is an approval to permit a day care center for a maximum of <br /> 45 children, and a Fence Modification to allow for a five-foot tall fence to encroach eight <br /> feet into the required 20-foot front yard where the maximum allowable fence height is <br /> three feet at 2860 Halcyon Drive; Assessor's Parcel Number 77C-124-8. <br /> B. The day care center may be open Monday through Friday, between the hours of 6:30 a.m. <br /> and 6:30 p.m. <br /> C. The outdoor play area shall not be used for play activities after 5 p.m. <br /> D. All children shall be escorted into and from the day care center by their parents, guardians, <br /> or other responsible adults. <br /> E. These conditions of approval shall be prominently posted in the day care center and shall <br /> be distributed to all staff and parents/guardians of children at the center. <br /> III. ON-SITE IMPROVEMENTS <br /> A. The applicant shall submit precise details for the proposed monument sign for the <br /> review by the Zoning Enforcement Official. Said details shall include but are not <br /> limited to location, color or copy, sign area calculations, and method of construction.
