J. Parking lots stall and aisle dimensions shall meet at a minimum the City of San <br /> Leandro Standard Plans for parking lots. Accessible parking spaces shall be included <br /> to meet the latest accessibility requirements. <br /> K. All utilities under sidewalks shall have 24" of minimum cover and utilities under the <br /> street shall have 36" of minimum cover measured from the lip of gutter. <br /> L. All new utility services to the facility shall be placed underground from the appropriate <br /> utility pole or service points. All proposed improvements shall comply with City <br /> Standard Details and Specifications. <br /> M. The applicant shall remove and replace all damaged driveways, sidewalks and curb and <br /> gutter along the frontage of the property. This includes current and future damages <br /> resulting from construction activities. All replacements shall comply with City of San <br /> Leandro Standards. <br /> N. Driveway approaches shall be constructed of concrete as described in City standard <br /> 102, except that the back of walk shall be depressed as required to maintain ADA <br /> compliant cross slope. Driveway opening shall not exceed 39 feet. Curb returns shall <br /> not be used at driveways. The eastern two driveway shall be striped for one-way <br /> traffic. <br /> O. Vegetation at the driveways shall not obstruct the sight lines for vehicles. <br /> P. The proposed development shall comply with the Municipal Regional Requirement <br /> Permit (MRP) Order No. R2-2009-0074 issued by the San Francisco Regional Water <br /> Board related to storm water treatment measures. Storm water runoff from this site is <br /> required to be treated before it enters the storm drain system. More information may be <br /> found at: www.cleanwaterprogram.org. <br /> Q. All rainwater from the roofs of the new buildings shall be treated prior to discharge into <br /> storm drain system. The applicant shall prepare and submit the treatment plan to the City <br /> Engineer for approval prior to grading permit approval. <br /> R. The proposed development shall implement MRP prescribed Best Management Practices <br /> (BMP) to prevent storm water pollution. At a minimum, it shall implement the <br /> appropriate BMPs, such as but not limited to: <br /> i. Design loading dock areas to minimize run-on or runoff from the area. <br /> ii. Runoff from the loading dock areas shall be pretreated prior to discharge to the <br /> storm drain system. <br /> iii. Accumulated waste water that may contribute to the pollution of storm water <br /> must be drained to the sanitary sewer, or diverted and collected for ultimate <br /> discharge to the sanitary sewer, or intercepted and pretreated prior to discharge <br /> to the storm drain system. City of San Leandro's Municipal Code allows <br /> discharge of storm water into sanitary sewer only on special circumstance. <br /> Please contact the San Leandro Wastewater Pollution Control Plant for details. <br /> iv. BMPs shall be implemented to prevent potential storm water pollution. <br /> v. Keep surfaces clean at all times.
