B. All landscape improvements shall comply with San Leandro Zoning Code Article 19 <br /> Landscape Requirements, attested by a letter report signed by a licensed landscape <br /> designer. <br /> C. Prior to issuance of either a Certificate of Occupancy or Approval of the Final <br /> inspection, all required landscaping and irrigation shall be installed per the approved <br /> plans, with respect to size, number, and species of plants, and provision of adequate <br /> irrigation coverage. <br /> D. Landscaped areas shall be permanently maintained to preserve plant health and <br /> consistency with the design at time of completion and City's final inspection. <br /> Maintenance includes watering, weeding, pruning, insect and disease control, and <br /> replacement of plant materials and irrigation equipment as needed to preserve the <br /> healthy and appearance of plant materials. <br /> VI. GENERAL REQUIREMENTS <br /> A. The project site shall be well maintained and shall be kept free of litter, debris and <br /> weeds at all times; during construction, the site shall be well maintained and shall be <br /> kept free of litter, debris and weeds. <br /> B. Any graffiti shall be promptly removed from building walls and/or fences. The property <br /> owner and its successors in interest shall comply with the rules and regulations of the <br /> City's graffiti removal program and shall grant a license and right of entry as requested <br /> to enforce the terms of such program. <br /> C. All landscaping improvements shall be maintained in a healthy, growing condition at all <br /> times and in accordance with the approved landscape plan. <br /> D. Upon demolition or removal of existing structures and improvements, and installation <br /> of security fencing the site shall be well maintained in a neat manner, free of weeds, <br /> litter and debris. <br /> E. All exterior/roof-top mechanical equipment shall be screened from view so as not to be <br /> visible from adjacent properties or streets to the satisfaction of the Zoning Enforcement <br /> Official or Community Development Director. Pacific Gas and Electric (PG&E) <br /> transformer(s) shall be located underground or, if above ground, shall be shielded or <br /> located in an obscure location. This condition shall not apply to wireless cable receivers <br /> that do not exceed three feet in diameter. <br /> F. Prior to issuance of Building Permits, the approvals granted by the City as a result of <br /> this application, as well as the Conditions of Approval, shall be recorded in the Office <br /> of the County Recorder of Alameda County. <br /> G. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on February 6, <br /> 2015, unless a) a building permit has been issued, coupled with diligent progress <br /> evidencing a good faith intent to commence the intended use, or b) a written request for <br /> a one-year extension of the Site Plan Review is approved by the Zoning Enforcement <br /> Official. <br /> Agreement to Conditions February 6,2014 <br /> PLN2013-00066 Page 8 of 8 <br />
