<br />Conforming Building. A building that conforms to all property-development regulations <br />and requirements prescribed for the district in which it is located, except as otherwise <br />provided in this code. <br /> <br />Convalescent Facilities. Establishments providing care on a twenty-four (24) hour ba- <br />sis for persons requiring regular medical attention, including the aged, ambulatory or <br />nonambulatory persons, the mentally ill and the addicted, but excludes general <br />hospitals and facilities providing surgical or emergency medical services. This classifica- <br />tion includes skilled nursing facilities and nursing homes and means only those <br />services and facilities licensed by the State of California. <br /> <br />Convenience Stores. Retail sales of food, beverage and small convenience items pri- <br />marily for off-premises consumption and typically found in establishments with long or late <br />hours of operation and a building with a floor area less than ten thousand (10,000) square <br />feet. This classification excludes tobacco stores, liquor stores, delicatessens, confection- <br />eries, and specialty food markets, or grocery stores having a sizeable assortment of fresh <br />fruits and vegetables, and fresh-cut meat, fish or poultry. Also see “Tobacconist/Cigarette <br />Store,” “Liquor, Beer and Wine Store,” and “Neighborhood/Specialty Food Markets.” <br /> <br />Conversion. The creation of separate ownership of existing real property together with <br />a separate interest in space of residential, industrial, or commercial buildings. <br /> <br />Corner Lot. See “Lot, Corner.” <br /> <br />Corporation Yards. Facilities providing maintenance and repair services for vehicles <br />and equipment, and materials storage areas. This classification includes equipment <br />maintenance and service centers and similar facilities. <br /> <br />Cottage Food Operation. A home-based food enterprise that is operated by a resident, <br />and that has not more than one full-time equivalent cottage food employee, not includ- <br />ing an immediate family member or household member of the cottage food operator, <br />within the registered or permitted area of a private home where the cottage food opera- <br />tor resides and where cottage food products are prepared or packaged for direct and/or <br />indirect sale to consumers. The term “cottage food operation” shall have the same <br />meaning as provided in Section 113758 of the California Health and Safety Code, as <br />that section may be amended. Cottage food operations are regulated under Section 4- <br />1688 of the San Leandro Zoning Code. <br /> <br />Court. A space, open and unobstructed to the sky, located at or above grade level on a <br />lot and bounded on three (3) or more sides by walls of a building. <br /> <br />Coverage, Lot or Site.
