Industry, General. Manufacturing of products, primarily from extracted or raw materi- <br />als, or bulk storage and handling of such products and materials. Uses in this classifica- <br />tion typically involve a high incidence of truck or rail traffic, and/or outdoor storage of <br />products, materials, equipment, or bulk fuel. This classification includes chemical manu- <br />facture or processing, laundry and dry cleaning plants, auto dismantling within an en- <br />closed building, oil and gas refining, and stonework and concrete products manufac- <br />ture, and power generation. This classification excludes the processing of recycled ma- <br />terials as a facility regulated by Section 4-1646: Recycling Facilities. <br /> <br />Industry, Hazardous Materials or Hazardous Waste. Any use which involves the <br />storage, transfer, processing, recycling, or long term disposal (residuals repository) of <br />substantial quantities of hazardous or toxic materials or wastes. <br /> <br />Industry, Limited. Manufacturing of finished parts or products, primarily from previously <br />prepared materials; and provision of industrial services; both within an enclosed build- <br />ing. This classification includes processing, fabrication, assembly, treatment, and pack- <br />aging, but excludes basic industrial processing from raw materials, vehicle/equipment <br />repair services, and the processing of recycled materials as a facility regulated by Sec- <br />tion 4-1646: Recycling Facilities. <br /> <br />Industry, Research and Development. Establishments primarily engaged in the re- <br />search, development, and controlled production of high-technology electronic, industrial <br />or scientific products or commodities for sale, but excludes uses that may be objection- <br />able as determined by in the opinion of the Zoning Enforcement Official, by reason of <br />production of offensive odor, dust, noise, vibration, or storage of or risk associated with <br />hazardous materials. Uses include biotechnology firms, metallurgy, optical, pharmaceu- <br />tical and X-ray research, data processing, and non-toxic computer component manufac- <br />turers. <br /> <br />In-law Unit. See “Secondary Dwelling Unit.” <br /> <br />Instruction and Improvement Services. Provision of instructional services or facilities, <br />including photography, fine arts, crafts, dance or music studios, martial arts studios, and <br />driving schools. <br /> <br />Internet Sweepstakes Center. A commercial establishment which sells a service -- <br />such as the ability to browse the world wide web or Internet, create and print <br />documents, shop online, play games, watch video and video-related media, fax <br />documents, use telephone services -- and also provides customers with promo- <br />tional sweepstake entries to obtain a prize through predetermined odds via simu- <br />lated casino-style games on a computer or other electronic device or via immedi- <br />ate disclosure on a computer or other electronic device or via immediate disclo- <br />sure from an employee. <br /> <br />Junk Yard.
