f <br /> EXHIBIT B <br /> CALIFORNIA CONSERVATORY THEATER OF SAN LEANDRO <br /> The Lessee shall: <br /> 1. Continue to perform a vital service to the community through the production of theatrical <br /> performances throughout the term of the lease. Lessee shall specifically produce and <br /> perform no less than fifty (50) live theatrical productions during each twelve (12) month <br /> period of this lease. <br /> 2. Meet all conditions of any existing building leases and/or agreements between Lessee and <br /> City. <br /> 3. Provide to City a report outlining the activities of the theater and progress made toward <br /> fund-raising activities to support subsequent theater seasons. Said report shall be submitted <br /> to the Director of Community Services in the first week of June of each calendar year. <br /> 4 Install new carpeting or other flooring material in the theater lobby area subject to approval <br /> of City within 24 months of the date of commencement of the lease, as provided in <br /> Section 2. <br /> 5. If specifically approved by the City, have permission to construct a box office and ticket <br /> window within the Conference Room portion of the Premises.
