6. Multi-Family Residential. (Minimum density of sixty (60) units per acre and a <br />maximum density of one hundred (100) units per acre on parcels twenty thou- <br />sand (20,000) square feet or greater; on parcels less than twenty thousand <br />(20,000) square feet the density shall not exceed twenty-four (24) units per acre <br />unless approved by a conditional use permit. Conditional use permits for addi- <br />tional density may be approved for projects having additional open space or oth- <br />er amenities.) <br />7. Park and Recreation Facilities, Public. <br />8. Pre-Existing Single-Family and Two-Family Residential Uses. (These Pre- <br />existing Single-Family and Two-Family residential uses shall be allowed to re- <br />main and shall not be considered nonconforming, but new Single-Family and <br />Two-Family Residential uses shall be subject to a conditional use permit per <br />Subsection B.1820 and B.2123 below.) <br />9. Residential Congregate Care Facilities. (Subject to the regulations of Section 2- <br />518: Residential Congregate Care Facilities, for pre-existing residential uses on- <br />ly.) <br />10. Residential Congregate Care Facilities, Limited. (For pre-existing residential uses <br />only.) <br />11. Utilities, Minor. <br /> <br />B. DA-4 District—Conditionally Permitted Uses. <br /> <br />The following uses are allowed in the DA-4 District, subject to the approval of a condi- <br />tional use permit. (Certain uses are subject to special requirements and/or limitations, <br />as prescribed following the individual use classification.) <br /> <br />1. Accessory uses when in conjunction with a conditionally permitted use. <br />2. Artists’ Studios. <br />2.3. Assembly Uses. <br />3.4. Bed and Breakfast Inns. (Subject to the regulations of Section 4-1674: Bed and <br />Breakfast Inns.) <br />4. Brewpubs. <br />5. Cultural Institutions. <br />6. Day Care, General. (For pre-existing residential uses only.) <br />7. Fast Food Establishments, Small Scale. <br />8.7. Group Housing. <br />8. Health and Fitness Centers. <br />9. Industrial Uses. (Pre-existing industrial uses shall not be considered nonconform- <br />ing and may continue. Expansion up to 25 percent may be considered with a <br />conditional use permit.) <br />10. Mixed-Use Residential with retail and/or office on the ground floor. (Minimum <br />density of 60 units per acre and a maximum density of 100 units per acre on par- <br />cels 20,000 s.f. or greater; on parcels less than 20,000 s.f. the density shall not <br />exceed 24 units per acre unless approved by a conditional use permit.
