EXHIBIT C <br /> AURORA COTTAGES RESIDENTIAL PROJECT <br /> AURORA DR.. SAN LEANDRO <br /> MAINTENANCE PLAN FOR STORM WATER TREATMENT FACILITIES <br /> Project Description and Description of Storm Drainage and Storm Treatment Facilities: <br /> Aurora Cottages is a newly constructed residential, rental housing project on Aurora Dr., <br /> San Leandro, California. The project's storm drainage facilities are as shown on Exhibits <br /> B.1 and B.2 of these documents. As part of the newly constructed storm drainage <br /> facilities,there are several storm treatment areas through out the project. They are also <br /> shown on Exhibits B.1 and B.2. These storm treatment areas receive storm drainage <br /> from the impervious surfaces, walks, driveways, and roofs of this project. Storm <br /> drainage is then filtered through these areas. These storm treatment areas are landscaped <br /> and act to filter storm flows as they percolate downward through a special imported"bio- <br /> treatment soil". At the bottom of these storm treatment areas is hard drainage pipes that <br /> collect and convey "filtered" storm waters throughout the project and eventually to the <br /> existing storm drain pipe in Aurora Dr. These storm treatment facilities have been sized <br /> and designed with the latest Storm Treatment Guidelines in effect for new construction <br /> within the City of San Leandro. <br /> Maintenance of Storm Treatment Facilities: <br /> As previously stated, this is a rental only housing project, solely owned and operated. As <br /> a result of this, maintenance is tremendously simplified and established by a single <br /> source. As part of the general upkeep, and maintenance for the property , the <br /> developer/owner will contract with various maintenance/service companies for the <br /> project's maintenance, and upkeep. The developer/owner will contract with a landscape <br /> maintenance and street sweeping company for regular and periodic maintenance of the <br /> landscaping and storm treatment facilities. It is expected that landscape maintenance will <br /> occur 1 day per week. Landscaping within the storm treatment areas will be kept <br /> trimmed,healthy, and functioning for storm treatment purposes. Litter and debris will be <br /> picked up as needed. This weekly maintenance will insure the continued operation and <br /> functioning of the passive storm treatment facilities. <br />
