The <br />project totals 16 residential units. <br />Approved February 4, 2013, building permits have been reviewed and are <br />ready to issue. <br />PLN2014-00019 Tam Duplexes <br />Site Plan Review for 3 new duplexes for a total of 6 dwelling units (all 3 - <br />bedroom units.) <br />Approval is pending; application is currently incomplete. <br />Office/Other <br />PLN2010-00032 Heritage Baptist Church <br />Planned Development to allow the construction of additional related <br />structures to add 24,020 square feet of new floor area for the existing <br />congregation. <br />Approved October 20, 2011; building permit issued for Phase 1(11,108 sf of <br />space) on November 13, 2013 and is under construction. Building permits <br />for Phase /I (remaining approx. 13,000 square feet) are anticipated within <br />18 months. Note that the premise upon which this was approved was that <br />this would serve the existing congregation and no expansion of the existing <br />use (in terms of outside rentals, establishment of an ancillary use such as a <br />school or day-care) was allowed per the Conditions of Approval. <br />PLN2013-00045 Westlake Office Complex, <br />Approval of a Planned Development and Site Plan Review for 340,000 square <br />1333 and 1696 Martinez <br />feet, and up to a maximum of 500,000 square feet of office floor area. <br />Street <br />Term of the Development Agreement allows for a period of ten (10) years, <br />with one automatic extension for another five (5) -year term upon completion <br />of Phase 1. <br />Phase 1 would include a minimum six -story 120,000 square foot building with <br />surface parking at a maximum ratio of 3.6 spaces per 1,000 square feet of <br />office area. <br />Phase 2 would include a minimum six -story, 120,000 square foot building and <br />a parking structure to accommodate a sufficient amount of parking spaces for <br />Phase 2 and potentially for the future Phase 3. A two-story parking deck <br />scenario would provide approximately 846 total spaces (or 3.3 spaces per <br />1,000 square feet of office area.). A three-story parking deck scenario would <br />provide approximately 1,065 total spaces (or 4.2 spaces per 1,000 square feet <br />of office area). <br />Phase 3 would include a minimum five -story 100,000 square foot building <br />with a parking ratio of 3.0 spaces per 1,000 square feet of office area.
