C. The signage shall be kept in a good, clean, sound condition at all times; any damages to it <br /> shall be promptly repaired. <br /> VII. GENERAL CONDITIONS <br /> A. There shall be no outside storage of any type in loading or parking areas. Those areas <br /> shall be kept free of obstruction and available for their designated use at all times. All <br /> packing materials associated with the store use shall be placed in a designated trash <br /> containment and not visible from the public right-of-way. <br /> B. Any new electrical or gas meters, utility switch boxes, telephone, interface cabinets, or <br /> other utility areas shall be screened from view by a fence, wall or landscaping; details <br /> subject to the approval of the Community Development Director. <br /> C. All exterior mechanical equipment such as air conditioning/heating units and <br /> radio/television antennas shall be screened from view so as not to be visible from <br /> adjacent properties or streets to the satisfaction of the Community Development <br /> Director. This condition shall not apply to wireless cable receivers that do not exceed <br /> three feet in diameter. <br /> D. No temporary or unauthorized signs including, but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property, unless approved by the City under <br /> a Temporary Sign Permit. <br /> E. Any refuse dumpster(s) or recycling container(s) shall remain inside the building at all <br /> times and shall not be visible from the public right-of-way with the exception of emptying <br /> by the disposal company. Any refuse dumpster(s) or recycling container(s) outside the <br /> building shall be placed in a solid enclosure constructed with concrete masonry block and <br /> solid heavy gauge metal doors. Location and details shall be subject to the review and <br /> approval of the Community Development Director and the City Engineer. Any new trash <br /> enclosure shall be constructed on the northerly portion of the property. There shall be no <br /> trash enclosure constructed along the Beecher Street frontage between the right-of-way <br /> line and the front of the building. Gates to the refuse area shall be closed except when <br /> necessary to move out the dumpster or deposit trash from garbage receptacles. <br /> F. No ribbon wire shall be installed on any wall, fence or building on the property. <br /> G. The approvals granted by the City as a result of this application, as well as the conditions <br /> of approval, shall be recorded in the office of the County Recorder of Alameda County. <br /> H. No application for amendment of application or conditions of approval may be submitted <br /> or accepted for processing by the City unless (i)there is full compliance with all terms of <br /> the application and conditions of approval or (ii) the Community Development <br /> Department waives compliance with the terms of the applieatidri and conditions of <br /> approval pending application for amendment. <br /> Agreement to Conditions February 5,2015 <br /> PLN2014-00060 Page 7 of 7 <br />
