R <br /> IV. FIRE DEPARTMENT REQUIREMENTS <br /> A. The tenant improvement plans for City of San Leandro Building Permit for the retail <br /> furniture store shall include but are not limited to the following: <br /> 1. Two means of egress shall be provided from the Sales Floor. (Note: Roll up <br /> doors do not constitute an egress door unless man-doors are installed within the <br /> roll-up doors.). <br /> 2. Indicate on the plans the location of the existing exit signs. <br /> 3. Indicate on the plans the location of the existing emergency lighting units <br /> illuminating the egress routes. <br /> 4. Indicate on the plans the location of the existing fire extinguishers (2A 10B:BC <br /> rating). <br /> 5. Indicate on the plans the required pedestrian gate for means of egress from the <br /> facility due to the manual gate that encloses the property. (Note: An existing 23 <br /> foot long manual gate/rolling gate along the Beecher Street driveway is the <br /> purpose for this requirement.). <br /> 6. Indicate a Knox Box that will provide keys for Fire Department access in an <br /> emergency situation(s). <br /> V. ENGINEERING AND TRANSPORTATION DEPARTMENT REQUIREMENTS <br /> A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If you fail to file a protest within this <br /> 90-day period, complying with all of the requirements of Government Code Section <br /> 66020, you will be legally barred from later challenging any such fees, dedications, <br /> reservations or other exactions. <br /> B. The proposed development shall comply with City ordinances, policies and regulations. <br /> All improvements shall be in accordance with the City's Design Standards, <br /> Specifications and Standard Plans unless otherwise specifically approved by the City <br /> Engineer. <br /> C. The applicant shall pay design review fees,permit fees, inspection fees, sewer connection <br /> fees, and any other fees charged by the City or other reviewing agencies for the review, <br /> approval,permitting and inspection of the public and/or private improvements. <br /> D. The applicant shall obtain an Encroachment Permit from the Engineering and <br /> Transportation Department and pay encroachment permit fees for any work within the <br /> public right-of-way prior to the issuance of building permits for the project. <br /> Agreement to Conditions February 5,2015 <br /> PLN2014-00060 Page 5 of 7 <br />
