The applicants/property owners shall comply with Exhibits A through D, attached to <br /> the staff report dated March 25, 2015. The applicants/property owners shall be responsible for assuring that any successor <br /> in interest who assumes responsibility for this zoning approval is informed of its <br /> terms and conditions. <br /> C. Construction shall commence within one (1) year following Zoning Enforcement <br /> Official approval of the Major View Preservation/Site Plan Review and shall be <br /> substantially completed one year after commencement of construction. <br /> D. This Major Site Plan Review and Administrative Exception approval permits a <br /> 579 square-foot second-story deck, to be added to the rear of the existing two- <br /> story single-family dwelling at 1478 Homans Avenue, also known as Assessor's <br /> Parcel Number 79-94-3-2. <br /> E. Construction of the project shall remain in substantial compliance with the <br /> approved exhibits and plans. Any change to the project design or materials shall <br /> be subject to the review and approval of the Zoning Enforcement Official. <br /> F. Prior to issuance of building permits, the applicant shall indicate details and <br /> specifications for exterior lighting on the proposed structure. Any new exterior <br /> lighting proposed shall be low wattage and designed and located to cast light <br /> downward as not to shine on adjacent properties, details subject to the approval of <br /> the Zoning Enforcement Official. <br /> II. GENERAL CONDITIONS <br /> A. All structures shall be structurally sound and well maintained at all times; any <br /> damage to the structures shall be promptly repaired. <br /> B.
