I. Prior to the issuance of building permits for the project, the Applicant/Developer <br /> shall obtain an Encroachment Permit from the Engineering and Transportation <br /> Department for any work within public right-of-way. <br /> J. The Applicant shall remove any broken and uplifted sidewalk, driveway, curb and <br /> gutter along the full project frontage and shall construct new City standard <br /> sidewalk, driveway, curb and gutter in the same location and alignment as the <br /> existing curb and gutter. The Applicant shall remove any unused driveways and <br /> construct new City standard sidewalk and curb and gutter in the same location and <br /> alignment as the existing sidewalk and curb and gutter and shall construct City of <br /> San Leandro standard driveway approaches. <br /> K. All new utility services to the facility shall be places underground from the <br /> appropriate service points. All proposed improvements shall comply with City <br /> Standard Details and Specifications. <br /> L. Parking lot stall and aisle dimensions shall meet at a minimum the City of San <br /> Leandro Standard Plans for parking lots. Accessible parking spaces shall be <br /> included to meet the latest accessibility requirements. <br /> M. Provide signage at the eastern proposed driveway to prevent confusion for vehicles <br /> entering the site. Motorists may mistake the neighboring driveway at 1951 <br /> Williams Street for the new driveway, given their proximity to one another. <br /> N. At both proposed driveways, limit the height of any proposed obstructions to three <br /> feet to maintain visibility between the new driveways and the existing neighboring <br /> driveways at 1951 and 2027 Williams Street. <br /> O. The Applicant shall obtain a Grading Permit from the Engineering and <br /> Transportation Department and pay associated fees prior to obtaining a Building <br /> Permit. The Applicant shall submit Erosion Control plans and a detailed <br /> maintenance plan for the post construction storm water treatment measures. <br /> Applicant shall implement all applicable items listed in the model list of source <br /> control measures,published by the Alameda Countywide Clean Water Program. <br /> P. The Applicant shall agree to a right-of-entry for the inspection of stormwater <br /> treatment structures and shall submit a certified, signed Stormwater Operation and <br /> Maintenance (O&M)prior to the issuance of a Grading Permit. <br /> Q. All rainwater from new and/or replaced impervious surfaces shall be treated prior to <br /> discharge into the storm drain system. The Applicant shall prepare and submit the <br /> treatment plan to the City Engineer for approval prior to Grading Permit approval. <br /> R. The Applicant shall file a Notice of Intent and Storm Water Pollution Control Plan <br /> with the State Water Quality Control Board and shall comply with all requirements <br /> of the board prior to issuance of a Grading Permit by the City. <br /> Agreement to Conditions May 26,2015 <br /> PLN2015-00004 Page 6 of 20 <br />
