Al <br />p ➢ <br />E <br />iteieer rermenenee sen �eenara nemui center ��,\\ A❑4tN � <br />P{ G' amt <br />Property Description <br />In 1996, the City of San Leandro created a 456 square foot parcel contained wholly within a <br />larger parcel at the San Leandro Ball Park adjacent to Burrell Field. The smaller parcel was then <br />conveyed to the Redevelopment Agency at no cost via a Quitclaim Deed. The purpose of this <br />transaction was to support the development of a sign promoting the nearby Auto Mall. In 1997, <br />the RDA executed a lease with the Batarse Family Trust which permitted construction of the <br />sign. The lease does not require any rent payments through 2017. <br />Beginning June 1, 2017, the Batarse Family Trust is required to make annual lease payments <br />"equal to 10% of the land value of the Premises, which shall reflect the unique value of the <br />Premises as the site of a reader board sign for retail purposes." <br />Because the sign is almost 20 years old, it does not generate the revenue of newer reader <br />board signs. Additionally, the sign has been in disrepair in recent years and is not currently <br />operational. The sign's owner has reported that it is now difficult to source parts for the sign, <br />making future repairs — and therefore future revenues - uncertain. <br />Proposed Disposition: Governmental Use <br />The Successor Agency proposes that this parcel be sold to the City of San Leandro. The parcel is <br />located on the interior grounds of the San Leandro Ball Park with an associated access <br />easement from Aladdin Avenue. The CR, Commercial Recreation zoning designation precludes <br />development of the small parcel except for the existing sign.
