Property Description <br />This property is the final link for the future Eden Road improvement project. Eden Road, which <br />runs parallel to Davis Street to the north, is the last unpaved road in San Leandro. By paving the <br />road and constructing an "L" connection back to Davis Street, the City will create safe, efficient <br />access to properties that have been landlocked and therefore blighted. <br />Proposed Disposition: Government Use <br />The Successor Agency proposes that this property be transferred to the City of San Leandro as a <br />governmental use in order to complete the Eden Road project. The property does not hold any <br />sale value because it is identified in the City's General Plan, West San Leandro Redevelopment <br />Plan, and Ordinance 2007-002 as future road right of way. The property cannot be developed <br />with any proposal other than the proposed roadway and is therefore governmental use. Once <br />transferred, the City of San Leandro will demolish the existing warehouse building and prepare <br />the property for the roadway project. <br />Advancement of planning objectives of the successor agency <br />The project is consistent with the City's General Plan section 17, Neighborhood Traffic <br />Management, Action 17.05-A: West San Leandro Road Improvements and the 2010-14 The <br />West San Leandro -MacArthur Boulevard Project Area Implementation Plan. The RDA purchased <br />the property to improve circulation and access problems in the City's industrial district. In <br />particular, this property lies directly across the street from the Business Center Drive -Davis <br />Street intersection and serves as final link between Eden Road and Davis Street. <br />History of previous development proposals and activity <br />The property was originally developed with a warehouse building featuring general industrial <br />uses. In 2007, the City Council passed Ordinance 2007-002 establishing right-of-way lines for <br />Eden Road from Doolittle Drive to Davis Street. The proposed right of way lines included this <br />property, which brought about the justification for the property acquisition. <br />Description of property's potential for transit oriented development <br />Not applicable.
