The property acquisition was consistent with the 2004-09 Joint Project Area Redevelopment <br />Agency Implementation Plan to eliminate blighted commercial properties and to provide right- <br />of-way for the East 14th Street/Hesperian Boulevard/1501h Avenue Intersection Improvement <br />Project. The Joint Project Area Redevelopment plan called for implementation of the <br />streetscape-related improvements on East 14th Street and within the South Area Plan, <br />including widening sidewalks, new street trees, street furniture, adding crosswalks, and <br />landscaped medians where appropriate to East 14th Street between downtown and 150th <br />Avenue. The plan also called for the reconfiguration and beautification of the busy East 14th <br />Street/150th Avenue/Hesperian Boulevard intersection. <br />History of previous development proposals and activity <br />None. <br />Description of property's potential for transit oriented development <br />None. The property is too small for commercial redevelopment considering the amount of right <br />of way taken for the East 14th Street and Hesperian Boulevard roadway improvements.
