The RDA purchased 1595 Washington from the East Bay Municipal Utility <br />District (EBMUD) in 2004. The property was purchased with an office building, however the <br />building was subsequently demolished. The acquisition cost for the building shown above <br />includes only land, based on an appraisal that was conducted just prior to the purchase. <br />After being purchased by the City of San Leandro in 1998, 268 Parrott was subsequently <br />transferred to the RDA so that the properties can be developed together. The conveyance <br />agreement (Exhibit A) for the transfer from the City to the RDA stipulates that "when Agency <br />thereafter disposes of the Property to another party, any and all funds Agency derives from <br />such disposition of the Property shall be paid to City." <br />Proposed Disposition: Sell for Future Development <br />The Successor Agency proposes to sell the two properties jointly through a Request for <br />Proposals (RFP) process. The RFP will require potential purchasers to list an offering price for <br />the properties and provide information about a proposed development concept, financial <br />security of the developer, track record and experience with transit oriented developments, and <br />purchase price. The recommended purchaser will be approved via authorization of a Purchase <br />and Sale Agreement by the Successor Agency and Oversight Board. <br />10 1 San Leandro I Long Range Property Management Plan I November 2015 <br />
