Property Description <br />In 2003, San Leandro Fire Station #11 was relocated from 2101 Marina Boulevard to another <br />location. The building was used as a fire house from the 1950s until the late 1990s -2000s. The <br />parcel at 2101 Marina Boulevard is a 0.35 acre property located in a district that includes <br />commercial, industrial, and residential uses. The parcel was conveyed from the City to the RDA <br />in 2003 for the purposes of carrying out the Redevelopment Plan of the West San Leandro - <br />MacArthur Boulevard Redevelopment Project Area. The conveyance agreement (Exhibit B) <br />stipulates that "when the Agency disposes of the Property to another party, any and all funds <br />the Agency derives from such disposition of the Property shall be paid to the City." <br />Proposed Disposition: Sale of Property <br />The Successor Agency intends to dispose of the property pursuant to the existing disposition <br />agreement between the RDA and the City of San Leandro. Specifically, the Successor Agency <br />plans to solicit offers for purchase and development of the site via a Request for Proposals <br />(RFP) process. Comparable sales in the area show the average price per square foot of land at <br />$15. The building may contain asbestos in the linoleum flooring, lead paint, and does not meet <br />current seismic building codes. The cost to improve the building is not feasible rendering it a <br />tear down. Therefore, the estimated sale value of $230,000 represents the average price per <br />square of land within a two mile radius.
