H. Applicant shall obtain an Encroachment Permit from the Engineering and <br /> Transportation Department and pay encroachment permit fees for any work within the <br /> public right-of-way prior to the issuance of building permits for the project. <br /> I. Applicant shall provide the number of off street parking spaces required by the planning <br /> department, and the provided parking spaces shall conform to City standards. <br /> J. Applicant shall place the existing overhead utility services to the building underground <br /> from the nearest utility pole.Any new utility services for the project must be placed <br /> underground. <br /> K. Applicant shall install a sewer cleanout at the property line for any new sewer lateral <br /> prior to the issuance of a certificate of occupancy. If the existing sewer lateral is to be <br /> reused,the applicant shall verify there is a cleanout on the lateral, or install a cleanout at <br /> the property line if one does not exist. <br /> L. Applicant shall comply with the regulations and provisions contained in the City's <br /> Grading Ordinance,the City's Municipal Regional Storm Water Permit,to the <br /> satisfaction of the City Engineer. <br /> M. Applicant shall comply with the following high standards for sanitation during <br /> construction of improvements: Garbage cans, construction dumpsters, and debris piles <br /> shall be removed on a minimum weekly basis. All food related trash items such as <br /> wrappers, cans,bottles, and food scraps shall be disposed of in closed containers only <br /> and shall be regularly removed from the site. Inspections,conducted as part of the <br /> regular construction compliance,will be conducted to ensure compliance of the <br /> Applicant and contractors with this requirement. <br /> N. Applicant shall direct all roof down spouts to drain onto landscaped areas. Applicant <br /> shall construct on site impervious surfaces to drain storm water to landscaped areas. <br /> O. Landscaping adjacent to the parking areas and driveway shall be low growing <br /> vegetation and maintained at a height no greater than three feet tall to maintain adequate <br /> sight distance for vehicles entering and exiting the site. <br /> P. Applicant shall reduce storm water pollution by implementing the following pollution <br /> source control measures: <br /> a) Structures shall be designed to discourage the occurrence and entry of pests into <br /> buildings,thus minimizing the need for pesticides. The trash area shall be separated <br /> from the rest of the building by concrete or masonry walls so that pests that gain <br /> access to the area are less likely to access the rest of the building. <br /> b) All storm drains shall be marked"NO DUMPING, DRAINS TO BAY" <br /> c) All on-site storm drains shall be inspected and, if necessary, cleaned at least twice a <br /> year immediately prior to the rainy season. <br /> Agreement to Conditions July 9,2015 <br /> PLN2014-00063 Page 6 of 8 <br />
