OPERATIONAL STANDARDS <br /> Each site shall conform to these standards unless the frequency is noted under the <br /> description for each site. <br /> Drought Conditions <br /> Contractor shall be required to modify standards in order to meet state and/or <br /> EBMUD drought condition requirements. Currently, watering with potable water is <br /> restricted to two (2) non-consecutive applications per week. All watering shall <br /> occur between the hours of 6 PM and 9 AM only. Bare areas should be mulched <br /> with 3 inches of material as specified by the City. If the watering requirements <br /> change the contractor will be required to adhere to these changes and make <br /> timely and necessary changes to the irrigation clocks. <br /> Turf Maintenance <br /> Turf shall be maintained in a healthy, superior condition with a crisp, clean <br /> appearance at all times, with uniform density and no bare spots (Contractor is <br /> responsible for fixing bare areas due to scalping from the mower). Weed control <br /> shall be practiced in all turf areas. City Hall and the Main Library shall be aerated <br /> two times per year. <br /> Turf shall be mowed a minimum of once per week during the growing season <br /> (March through October). During the months of November through February, turf <br /> shall be mowed on an as-needed basis. The exception to this is the Civic Center, <br /> which is to be mowed every week. The City shall determine the mowing schedule. <br /> Bruising or rough cutting of grass shall not be permitted. Mower blades shall be <br /> sharp and properly adjusted so that turf is cut to a uniform height. Scalping will not <br /> be permitted. Mowing patterns will be changed weekly or however necessary to <br /> avoid rutting. All grass clippings shall be picked up and removed from the site, or <br /> and properly recycled on-site in accordance with Bay Friendly Guidelines. <br /> Turf shall be mowed at a height appropriate for the species of the turf: <br /> Tall fescue 2-3" <br /> Bluegrass, ryegrass, red fescue 1.5-2.5" <br /> Dichondra, Bermuda grass 0.5-1.0" <br /> At no time shall more than 1/3 of the height be removed at any mowing. <br /> Rakes are preferred for leaf litter removal over blowers. Leaf litter shall not be <br /> allowed to accumulate to the point that it will damage or kill turf.
